The project includes site improvements, the complete building envelope, and base-building MEP infrastructure while maintaining flexible interior spaces for future tenant build-outs.

The building utilizes a hybrid structural system combining structural steel at the central storefront areas with conventional wood framing and wood roof trusses. A reinforced concrete slab-on-grade supported by concrete piers forms the foundation. The commercial exterior incorporates masonry finishes, aluminum storefront systems, architectural accents, metal awnings, and TPO roofing. Base mechanical, electrical, plumbing, and fire-protection infrastructure is provided to support future retail and restaurant tenant improvements.
