Qualitas Melissa is an 8,846-square-foot multi-tenant commercial cold-shell development along McKinney Street in Melissa, Texas, converting a previously residential property into a new commercial development.

The existing site contained three residential structures that were removed before ground-up commercial construction began. The new building utilizes a hybrid structural system combining structural steel with conventional wood framing and wood roof trusses. The commercial exterior incorporates masonry finishes, storefront systems, architectural accents, and metal awnings, while base mechanical, electrical, plumbing, and fire-protection infrastructure supports future retail and commercial tenant build-outs.
