Highlights
- Distinctive Architectural Design Constructed a contemporary two-story commercial development in Cedar Park, Texas, featuring varied architectural forms and façade materials, including Longboard aluminum panels and PAC-CLAD metal cladding.
- Complex Structural Steel Construction Installed the structural steel system supporting the two-story buildings, second-floor patios, and two elevated walkways connecting the buildings.
- Two-Stage Second-Floor Concrete System Completed the second-floor concrete system in two stages, incorporating a dedicated waterproofing layer followed by a topping slab for long-term protection and durability.
- Integrated Detention and Water Quality Design Constructed detention and water-quality facilities designed to manage site drainage while coordinating with adjacent development of the neighboring property and shared drainage conditions.
- Complex Access and Phasing Coordination Constructed new fire lanes and turn lanes before removing the existing access serving neighboring properties, maintaining continuous access throughout commercial ground-up construction.
Scope of Work
Behind the Build
Connecting Two Buildings Above Ground
The two-story commercial development incorporates second-floor patios and two elevated walkways connecting the buildings. These features require detailed coordination between the structural steel, architectural design, elevated concrete, drainage, waterproofing, and exterior envelope systems.
Protecting the Elevated Floor System
The second-floor concrete is constructed through a two-stage process. After completing the structural concrete placement, a dedicated waterproofing system is installed beneath a separate topping slab to protect the occupied areas below and improve long-term durability.
Maintaining Access During Construction
The neighboring development relied on existing access through the project area. New fire lanes and turn lanes had to be constructed and placed into service before the existing access could be removed, requiring carefully planned sequencing and continuous coordination with the neighboring property.
Construction Journey
TX Sparks Construction follows an integrated methodology that carries each project from planning through final delivery. Every stage is coordinated around constructability, cost, schedule, safety, quality, and clear project communication.
Planning
1 / 7We begin by aligning the owner's goals, budget, schedule, operational requirements, and project priorities. Site conditions, utilities, permitting requirements, project risks, logistics, and key milestones are reviewed early to establish a clear and practical execution strategy.
